Building a custom home should feel clear, organized, and rewarding—not overwhelming. At Ironwood Builders, we guide you through a structured, transparent process so you always know what to expect and can move forward with confidence at every stage.
Phase 01
Foundation & Planning
Aligning vision, design, and budget from the beginning.
Every home begins with a strong foundation. In this phase, we focus on understanding your goals and helping you make the right decisions early, so everything that follows feels more clear and intentional.
Step 01
Initial Conversation
We begin with a conversation with Roger to understand how you live, what you’re looking for, and what matters most to you. You don’t need to come in with a floor plan or fully developed ideas—this is simply a starting point to gain clarity and begin outlining the right path forward.
Step 02
Selecting the Right Neighborhood & Lot
We believe it’s important to have a neighborhood in mind when beginning the floor plan. Each neighborhood has its own set of covenants that influence key aspects of the home, including size, exterior materials, roof pitch, and garage placement.
While a floor plan can begin before a lot is selected, identifying a specific lot allows the design to be more intentional. The lot ultimately shapes the size of the home and how it sits on the site, so having that context early leads to a more thoughtful and cohesive outcome.
Phase 02
Design & Alignment
Where the pieces begin to come together.
Before construction begins, we take the time to work through the decisions that shape your home. By considering the floor plan, selections, and investment together, we can identify priorities, understand trade-offs, and make thoughtful decisions before they become costly changes later.
Step 01
Designing the Floor Plan
Once a neighborhood—and ideally a lot—is identified, we move into design. Whether you’re starting with an existing plan, a collection of ideas, or a blank slate, we guide the process so each decision feels thoughtful and connected.
With in-house architectural thinking, design and construction are aligned from the beginning. This allows ideas to be developed with intention, helping create a home that reflects how you live while staying grounded in what’s realistic for the site and budget.
Step 02
Selections & Finishes
Before moving into pricing, we work through key selections together. This may include decisions such as decking materials, countertop surfaces, trim styles, and additional features.
Taking the time to consider these details early allows us to provide a more accurate and realistic understanding of the overall investment.
Step 03
Clarity in Budget & Investment
Every home we build is fully customized—including the financial plan.
Rather than relying on standard allowances, we develop your budget based on your specific floor plan and selections. This approach provides a more accurate understanding from the beginning, allowing you to make informed decisions and stay aligned with your goals throughout the process.
Our goal is to establish clarity early, so you can move forward with confidence and a clear understanding of your investment.
Phase 03
Construction & Execution
Bringing the plan to life with care, communication, and clarity.
Once planning is complete, construction begins. The decisions made together during the earlier phases create a clear direction for the build, allowing our team to carry that vision forward with attention to detail and consistent communication.

With the lot, floor plan, selections, and budget established, construction moves forward with a clear understanding of what we are building together. Our team remains involved throughout the build, coordinating each stage and making sure the details and decisions established during planning are carried through to completion.
Step 02
Staying Connected
Throughout construction, you’ll have access to an online platform that keeps the details of your home organized in one place—including selections, timelines, supplier bids, communication, and budget information.
We also stay connected through in-person meetings, jobsite walkthroughs, and progress reviews. You’re always welcome to visit your home, ask questions, and see the progress firsthand.
Step 03
Clarity Along the Way
You’ll always understand how a decision or change affects your investment before moving forward. Adjustments are clearly outlined and priced in advance, and your dedicated budget page provides an up-to-date view of your contract price, approved changes, and current total.
Phase 04
Completion & Care
After closing on your home, our relationship does not end.
We provide a one-year builder warranty, along with additional manufacturer warranties on select materials and components such as windows, roofing, siding, and appliances. During this time, you are encouraged to reach out as needed. If an issue arises, we address it in a timely manner—without waiting for a scheduled review.
Our goal is to ensure your home continues to perform as intended and that you feel supported well beyond completion.
